We are seeking a Director – Construction Finance for our Real Estate Development team in our San Francisco office. The incumbent will be a highly skilled individual who will provide financial, policies, procedures, controls and reporting support in the area of real estate development for the San Francisco region. This individual must be detail oriented, demonstrate strong organizational skills, and possess exceptional verbal and written communication.

Essential Duties and Responsibilities:
This position will employ a number of duties in areas of accounting and finance, contracts, project controls, support, related to the construction and development of regional projects, consisting of, but not limited to the following:
General - Represent the company in a positive and professional manner in support of design and construction projects as well as building the Alexandria brand in the San Francisco area by:
Retaining constant awareness of the project’s financial position and acting to prevent problems
Contributing to the successful planning, implementation and documentation of design and construction projects and key initiatives.
Supporting, interfacing and participating with peers, users and vendors, as needed to support the overall success of the project or initiative.
Coordinating and communicating with team members to track contract compliance, invoice payments, status reports for projects, meetings, and assignments, and providing updates to fellow team members and senior management.
Coordinate with other ARE offices to ensure compliance with project controls and standard procedures (e.g. financial reporting, cash flow development and tracking, document management)
Oversee all project audits and coordinate internal control operations with corporate policy
Communicate, interact and further develop beneficial relationships with tenants, contractors, design professionals, consultants and other current and potential project team members.
Deal tactfully and respectfully with internal and external team members, customers, tenants, visitors, government agencies, vendors, etc.
Accounting and Finance - Provide financial analysis, and contract support for projects and initiatives, including:
Developing and implementing financial policies, procedures and controls for design and construction projects that are appropriate for the project size and scope and meet the accounting and finance reporting requirements of project managers and other corporate departments
Coordinating accounting and finance functions for all projects using the “JDE” database, and other “on-line” systems including, but not limited to budgets, cash flow projections and financial reports, and processing invoices
Participate in the completion of internal documentation, such as Job Authorization forms, Budget Revision Forms, Contract Request forms, Purchase Orders, Change Request Forms, Project Close-out Forms, Cash Flow Projections, Capital Usage Spreadsheets and other forms and analysis tools as may be developed by other departments.
Complete real-time financial analysis of the overall project, and benchmark against the base “Yield-on-Cost” models and board package presentation
Conduct Project financial analysis to make forecasts and report to upper executives
Coordinate with corporate headquarters finance team on all aspects of project costs and delivery timetables
Follow up with vendors, contractors and design consultants on issuance and execution of contracts, change orders, POs, etc.
Manage consultant and contractor payment applications, including review of invoices for conformance with contract documents and processing for payment.
Monitor various budget balances and spending activities, and prepare basic reconciliation reports.
Assist with Project Funding including loans or other funding sources as required.
Coordinate with corporate headquarters accounting team on all aspects of project costs
Project Management - Assist team in the management of the design and construction of Core and Shell development projects and Tenant Improvement Projects by:
With the assistance of other team members, support the coordination and efforts of contractors, consultants and design professionals with respect to the completion of their milestone tasks, according to schedule; tracking payments against committed funds; and verify invoices, insurance certificates and contracts are in compliance with the contract and company standards.
Creating presentations, reports and analysis using Word, Excel, PowerPoint and other analysis and presentation program/materials.
Attend project meetings and if required, and report on project financial status.
Working with the assistance of a lead project manager to coordinate assist with the development of job set up/authorization, budget revisions, financial close out procedures, and process and manage invoices.
Understand project budget, schedules and critical path dates
Reviewing the work letter in the lease to understand the tenant improvement allowance, project budget, and other constraints and requirements of the work letter
Administrative Duties :
File management; responsible for organization and upkeep of project files including processing and scanning all incoming hard copy materials into the proper project filing on the server and/or identifying action items for incoming material, including contracts, change order Data Driven Analysis (DDAs) and invoices.
Coordinate with Accounting and Marketing departments on the creation of high quality internal deliverables, as well as deliverables to our joint venture partner and potential future construction lenders
Verification, reconciliation and documentation for financial Project Close-out.
Composes letters, memos, emails and office correspondence, as necessary to work collaboratively with other financial departments and others team members to communicate project issues and successful solutions.
Assist the team with the coordination, set up, and communication of meetings.
Qualifications and Experience:
Bachelor’s degree, minimum, preferably in a field of business, accounting or finance.
Minimum 5 years of financial experience preferably in the Construction Industry
Highly motivated, responsible and resourceful with a positive attitude and overall outlook
An analytical mind with a strategic ability
Proficient in Microsoft Office, including, but not limited to: Word, Excel, PowerPoint and Outlook (MS Project a plus).
Fluency in basic construction and real estate process and vocabulary.
Exceptional verbal and written communication and people skills
Must be able to build relationships at all levels.
Ability to work overtime, as needed
